Calvert County Rental Update for October. Rental prices in Clavert County dropped some due to larger inventory of homes available for rent in Calvert County. October had 33 rented and 52 listed for rent. It is normal for October to record a drop in homes renting but normally the number listed for rent drops as well. Last year October had 31 rented and 36 listed for rent.
Days on the market for rentals increased some as well. The average rice for a 3 bedroom for rent in Calvert Count dropped from $1796/month to $1683/month in October. Drops in prices were for all number of bedrooms except for 5 bedrooms which has varied from 2267-2500 over the past 3 months.

Reis, Inc. a research firm estimates that there will be a 3.6% average rise in rents in 2011. They beleive in Washington D.C. area we could see rent increase as much as a 10%. The increase could increase buyers since they will be able to justify buying a home. Below are the statistics:
Demand for vacation rentals was down this year. The best renting properties were with beach access and waterfront on the beach. The vacation rentals on creeks were not even rented during some holiday weekends. This was really a blessing since the hurricane came in during Labor Day week this year. Hope to have a better year next year for vacation rentals.
I market the vacation rentals as short term furnished rentals for fall and winter and that side of the vacation rental business exploded this year. Even gaining several additional rentals to manage this year. There is a stronger than normal demand this year for short term rentals due to the hurricane. Many insurance companies were calling trying to place temporary renters. Some of the Calvert Cliffs contractors came in early this year too. My rentals are full except for one in Scotland Beach located in St Marys County. I even have one rental house pre-rented for Decemeber that is not even ready to rent yet.
