1- Use the internet to get an overview of the area and choose a few neighborhoods that interest you. I have a site http://www.smdvacation.com/ which gives an overview of vacation homes in the Southern Maryland area and you can search the entire MLS.
2- Contact a lender to find out the price range you should be looking for. Find someone knowledgeable in different lending options for vacation homes. The lender should also be local.
3- Find a Realtor specializing in vacation homes in the area you are searching. There is a new certification RSPS (Resort and Second Property Specialist) I am taking my last class to become certified.
4-Decide what type of area interests you. Below are some things to consider:
Secluded/Acerage
Resort area/Boardwalk
Condo/townhouse
Beach
Boating/Fishing/Sailing
Check to see if Flood insurance is required
5- Rent a home or hotel room in the area to get a feel for the neighborhood. I have 2 vacation rentals in the Calvert County area. You can check them out online at http://www.chesapeakecottages.com/ There are also other vacation rental directories the most popular being Homeaway.com.
6- Select a home and make an offer. I look at the following when making an offer:
Days on the market
Price changes
Competition in the area
Other Offers
Purchase price of seller
This ensures that you will be writing an offer which is in your favor. Some items I include in the offer are Home inspection, Home warranty, and Appraisal Contingency. The home inspection protects you because there could be some defects not seen when you are viewing the home. It is important to get a good inspector that spends around 3 hours inspecting the home. The home warranty is important especially if the home has a heat/air unit that is over 10 years old. My heat pump was 11 years old when I moved in and in 6 months it stopped working and I got a new one for $400 because I had a warranty.
7- When your offer is accepted purchase homeowners insurance. Lately insurance companies have made it more difficult to get insurance. One client couldn’t get insurance without the seller completing a list of repairs. Another client that moved from Pensacola after the hurricane had to contact several companies to get insured.
